HAGERSTOWN, MD. – August 19, 2026 – Hyatt Commercial is pleased to announce that Menocal Family Practice has leased approximately 8,000 square feet at 1800 Dual Highway in Hagerstown, Maryland. The transaction continues a growing trend of healthcare providers driving office leasing activity throughout Washington County. Medical practices continue to meet increasing patient demand.
Hyatt Commercial brokers Treva Ghattas and Laurie Murphy-Zuiderhof represented the landlord in leasing the space. The suite originally served as the executive offices of a financial institution.
Healthcare Providers Drive Office Demand
The lease is the latest example of healthcare providers fueling absorption in the local office market. In 2023, Hyatt Commercial also represented the landlord in a lease with Cumberland Valley Retina. The specialty eye care practice leased approximately 12,000 square feet. The practice converted another large traditional office suite for medical use. This conversion further illustrates how healthcare tenants are redefining demand for Class A office buildings in Hagerstown.

The trend is expected to continue as Washington County’s healthcare sector expands. The region’s new osteopathic medical school could attract additional physicians, specialists, and healthcare-related businesses. In turn, that growth could increase demand for medical office space over the coming years.
Continued population growth and an aging demographic may also contribute to this demand. Healthcare providers increasingly want to establish new locations or expand existing operations throughout the county.
