Annapolis, MD – May 6, 2026 – Hyatt Commercial finalized the sale of 18 Church Circle in Downtown Annapolis, Maryland, for $7.2 million. The transaction settled on April 30, 2026.
Jemal’s Margaret Steele 1723, LLC, affiliated with Douglas Development Corporation, sold the property to 18 Church Circle LLC, led by Dr. Aditya Chopra.
Hyatt Commercial’s Cecil Cummins, Eric Pinkett, and Owen Wellschlager represented the buyer. Meanwhile, Andrew Fallon, Rick Fernandez, Philip Wellde, and Landon Sells of SRS Real Estate Partners represented the seller.
The prominent mixed-use property sits within Annapolis’ historic downtown corridor and includes the long-standing restaurant Acqua Al 2. Nearby amenities include waterfront attractions, retail, restaurants, and government offices. As a result, the location continues to attract strong interest from both investors and visitors.
Acqua Al 2 will remain in operation under its current ownership and management. The restaurant also maintains a long-term lease with approximately 11 years remaining. Therefore, the sale will not impact restaurant operations or tenancy.
The acquisition highlights continued investor demand for well-located Annapolis assets with stable tenancy and long-term income security.
