Annapolis, MD – May 15, 2025 – Hyatt Commercial announced the $4.8 million sale of 2045 West Street in Annapolis, Maryland. Also known as Parcel 1 in the Knighton at Annapolis Towne Centre portfolio, this marks the second of four parcels in the assemblage to close.
Cecil Cummins, John Sindler, and Justin Mullen of Hyatt Commercial represented the seller, Golden Gateway Enterprises, along with a second family stakeholder. The buyer, Dr. Vaibhav Patel, owns Patient Care Pharmacy and has operated his business on the property for years. He remains deeply connected to the surrounding community.
“This transaction reflects the continued strength of the West Street corridor and the demand for strategically located retail in the Annapolis market,” said Cecil Cummins, Executive Vice President at Hyatt Commercial. “It’s a testament to the value of long-term tenant relationships and the importance of local business continuity.”
The parcel includes several structures, including the current home of Patient Care Pharmacy. It also features the former Adore Jewelry Store building, which includes a drive-thru. Dr. Patel plans to maintain his business operations while exploring leasing opportunities for the remaining buildings.
Importantly, Parcel 1 is part of a four-parcel portfolio located at the edge of the City of Annapolis and Anne Arundel County. Situated in the highly visible Parole submarket, the assemblage offers flexible zoning and significant redevelopment or investment potential.
This sale follows the April closing of Parcel 4 (10 Old Solomons Island Road), which sold for $2.65 million. More updates on the remaining parcels are expected in the coming months.
