Gambrills, MD – April 28, 2025 – Hyatt Commercial announces the sale of 833 MD Route 3 North in Gambrills, Maryland. Reidel Associates, LLC sold the fully finished 1-acre pad site to Waugh Chapel Investments, LLC. Bill Steffey of Hyatt Commercial brokered the sale on behalf of the seller.
The property sits at a prime corner within the Main Street at Waugh Chapel mixed-use retail center. Ideally positioned with over 74,000 vehicles per day (VPD), it is surrounded by national retailers, including IHOP, McDonald’s, 7-Eleven, and Lifebridge ExpressCare.
Moreover, the pad site is fully graded and improved with utilities, curb, gutter, paving, and parking already in place. This infrastructure offers immediate development potential for the buyer.
Plans for the site include a proposed 48± unit condominium project, which will add residential density to the established retail and commercial environment of Waugh Chapel.
“This site offered a unique combination of visibility, infrastructure readiness, and mixed-use synergy,” said Bill Steffey of Hyatt Commercial. “We’re excited to see how the next phase of development enhances the community.”
